看傻了…澳洲房價太狠了!又一批地區房價破百萬

過去一年,房價一路狂飆,全澳已經有160多個地區正式加入「百萬澳元俱樂部」,買房這件事,真的越來越不友好了…


根據PropTrack最新數據,
昆州成了最大贏家(或者說「最貴贏家」),中位房價突破百萬的地區多達51個,不只是市區,連偏遠地區也沒能躲過。緊隨其後的是:新州:41個
西澳:39個
南澳:31個
維州:3個
更誇張的是,現在全國已經有超過1500個地區和城鎮的中位房價達到或超過100萬澳元。
業內人士表示,房價上漲並不是偶然,而是多重因素一起推著走,而且這種趨勢在新的一年裡大概率還會繼續。

REA集團高級經濟學家Anne Flaherty表示:雖然有些地區的房價出現回調,但上漲的地區更多,而且所有首府城市的整體房價都在往上走。
她指出,進入百萬澳元俱樂部的地區類型非常多樣,這一點相當有意思。
「從整體來看,我們預計到2026年房價還會繼續上漲,」Anne Flaherty表示,「只是漲幅不會再像之前那麼瘋狂。」
她還提到,利率走勢和政府購房激勵政策,尤其是5%首付計劃,在這波房價上漲中起到了關鍵作用。
「目前來看,利率很可能會在一段時間內保持穩定,」她表示。

但問題也隨之而來。
Anne Flaherty指出,5%首付計劃雖然幫助了不少首次購房者,卻也推高了原本較便宜地區的房價,讓住房可負擔性變得更緊張。
她表示:「現在,對中等收入家庭來說,真正買得起的房子,連五分之一都不到」。
Ray White集團首席經濟學家 Nerida Conisbee 也表示,很多首次購房者為了搶到房子,在政策上限前不斷加價,結果反而把自己推向了買不起的局面。
「我們看到低價市場漲得非常猛,很大程度上是因為首次購房者補貼計劃擴大了」
她也坦言,大家都明白為什麼5%首付計劃這麼受歡迎,但它可能正在讓問題變得更嚴重。
再加上建房成本持續走高,不少人只能轉向成熟的二手房市場,進一步推高了房價。

Nerida Conisbee 預計,到2026年,房價仍將繼續上漲,而低端市場很可能會繼續跑贏其他板塊。
